21-23 & 37 N. York Road Development Information

The Developer at 21-23 & 37 N. York Road has received permits to begin demolition work at the property and has begun demolishing the old TNT Diner building located at 37 N. York Road. The next phase of the demolition work involves the demolition of the remaining buildings located at 21-23 N. York Road. The developer hopes to begin the remainder of the demolition work the week of March 23, 2025.

At the Borough’s request, the developer will be delivering notices to homes and businesses within a one block radius of the properties. Residents and business owners in the area can expect to see an increase in truck traffic taking place while demolition work takes place. Once demolition work is complete, the contractor will begin site work to prepare the site for the future Apartment building. This development was placed through a thorough review by the Borough’s Planning Commission who ultimately issued a recommendation on the Preliminary/Final Land Development at their March 12, 2024 meeting. This project also underwent a Conditional Use Hearing Process through Borough Council which took place on Monday, January 22, 2024 after favorable recommendations from the Planning Commission on the same.

As approved, this development, will consist of:

  • 3 Stories
  • 102 Residential Units
  • 4,732 SQFT 1st Floor Retail Space along York Road
  • 3,142 SQFT 1st Floor Amenity Area along York Road

Throughout the Conditional Use and Land Development process, Borough Council, the Planning Commission, and residents worked with the developer to come up with an approved design (above) that best reflected the charm of downtown Hatboro.
