PRESENT – Chairman McMenamin, Vice Chair Kline, Member Farnen, Member Shay, Borough Manager Hegele, Engineer Goff, and Secretary Bollendorf were present.
ABSENT – Member Hegele was excused.
CALL TO ORDER – Chairman McMenamin called the May 10, 2022, Planning Commission Meeting to order at 7:00 P.M.
PLEDGE OF ALLEGIANCE – Chairman McMenamin led the Pledge of Allegiance.

APPROVAL OF MARCH 8, 2022, MEETING MINUTES – Vice Chair Kline made a motion to approve the March 8, 2022, Meeting Minutes. Motion was seconded by Member Shay, all ayes. Motion carried 4-0.
APPRIOVAL OF APRIL 12, 2022, MEETING MINUTES – Member Farnen made a motion to approve the April 12, 2022, Meeting Minutes. Motion was seconded by Member Shay, all ayes. Motion carried 4-0.
NEW BUSINESS
CONDITIONAL USE APPLICATION FOR STEEL PENNY CAFÉ LOCATED AT 451 OAKDALE AVENUE –
Carrie Nace, applicant’s attorney from Fox Rothschild, stated the applicant was before Borough Council in 2019 and received conditional use approval to use a portion of the building for Café use. She stated this was limited to use a portion of the building to serve prepackaged take-out food and since this time, the business has expanded, and the applicant is looking to get conditional use approval to expand the business within the building and eventually is looking to open to a sit-down restaurant which will serve pizza and sandwiches.
Mike Whelan, applicant, stated he feels the community has responded well to the existing business and the business has become something beyond what he imagined and wants to make it a unique place people can walk or drive to and have some pizza or coffee and in the future, wine or beer.
Ms. Nace reviewed the proposed floor plan and parking requirements for the Café.
Ms. Nace stated they addressed the comments in the review letter and the applicant will comply and reviewed with the Planning Commission.
Engineer Goff stated she would like to review the parking plan as she did not see it, but it sounds like the applicant will comply with her comments.
MOTION: Member Shay made a motion to recommend the applicant pursue the conditional use hearing scheduled for May 23, 2022, for Borough Council’s approval of the Conditional Use Application for Steel Penny Café pending Engineer Goff’s comments on parking. Motion was seconded by Member Farnen, all ayes. Motion carried 4-0.
PUBLIC COMMENT – There was no public comment.
OLD BUSINESS – There was no old business.
NEXT MEETING DATE – Next meeting date is June 7, 2022.
ADJOURNMENT – Chairman McMenamin adjourned the May 10, 2022, Planning Commission Meeting at 7:31 P.M.
